How we helped Boyer find a home by being flexible with our schedule

"We worked with them for about two and a half months. We were able to purchase a home that worked out well for us. Both my wife and I have hectic schedules and a small child. They were incredibly flexible with their schedules in order to help with ours, and that was much appreciated."

-Boyer Derise, Home Buyer

How we helped Kevin with his real estate transactions by creating a seamless transition

"He sold my house fast, and he was able to help me find a house fast. He made it a seamless transition. He was very flexible. Even if it was after hours, he was always willing to meet us at any time. That was very helpful with our schedules."

-Kevin Piker, Home Seller

If you plan on purchasing a home, or if you're interested in learning more about the process, you need to be familiar with how home inspections work.

Once you and the seller agree on the price and terms of the transaction, we go through what's called an inspection period. This is typically a 10-14 day period after an agreement is reached. During that time frame, it's your duty as a buyer to do your due diligence to ensure the home is exactly as you expect it to be.

We usually commission a general home inspection as well as a termite inspection. The job of the inspector is to look for symptoms - leaks, breaks, and other defects - that affect a home's value. If any problems are found, we call a specialist to give further detail about the extent of the damage. Once that's done, it's time to negotiate the repairs. The cost of defects could be subtracted from the sales price, the closing costs, or there could be an exchange of cash at the closing table.

People often wonder whether it's necessary to have a home inspection for a new home. New homes Even new homes can have water penetration issues, or a faulty foundation. Sometimes, buyers just want to walk through the home with the builder and correct any small errors they find. It's great to find and correct cosmetic issues, but the big, costly defects are often the ones you can't see.  are built by humans, and humans make mistakes.

An inspection will help you identify those defects before it's too late. Home inspections are important, and more than worth it, because of the money they save you down the road. Taking care of big defects is a lot cheaper if they are addressed early.

If you have any questions about this process, or about buying or selling real estate in general, give us a call or shoot us an email. We would love to hear from you!

Hello, and welcome back to the blog! Today, we want to give you a quick Lafayette real estate market update.

Last year was a banner year for Lafayette Parish! We managed to top the record-setting year we had in 2013, and we are looking forward to another successful year in Louisiana real estate!

  • We saw around a 4% increase in units sold over 2013 - in December alone, we saw an increase of over 14% in both home sales and dollar volume! Our wonderful end-of-year sales helped boost our dollar volume to an increase of 8% over 2013!
  • The average sales price rose steadily as well - we saw an increase of 4.5%, from $211,000 in 2013 to $221,000 last year. The total number of pending sales, which is an indicator of what the coming months will bring, is up 8% year-over-year.
  • Market activity has remained strong through the winter months, which is a great sign for a time of year when sales typically slow down.
  • Overall, Lafayette has a very strong market, with about a four month supply of inventory and a lot of great homes to choose from in new construction.

If you have any questions about conditions in your specific area, or would like help making your move, don't hesitate to give us a call or shoot us an email. We would love to be your go-to Lafayette real estate resource!

If you're a homeowner, you probably think listing your home during the holidays is a bad idea. Today, we're going to put that myth to rest.

The question many people ask is: "Should I wait until after the new year to put my home on the market?" We advise our clients to list during the holidays. We've found that buyers who are out during the holidays are more motivated than buyers in the spring. While more buyers come out once the spring weather arrives, most of them are casual lookers, or tire kickers. Buyers you'll encounter over the holidays are ready to make a decision and need to make one soon.

If you wait until the spring to sell, you'll have a lot more competition to deal with. If you want to put your home on the market now, you can also take advantage of the fact that your home is decorated for the holidays, which gives it a warm and inviting feel.

If you do decide to sell during this time, be sure to enhance your curb appeal. If you have a stained front door, you're going to want to sand and restain it. Another important thing you can do is change out the mulch and add greenery to your landscaping. These are low cost fixes that can make a huge difference when selling!

As always, if you have any questions or concerns about Lafayette real estate, give us a call or shoot us an email. We would love to hear from you!

The November numbers are in, folks! Today, we're going to take a look at the market trends we saw in Lafayette last month and discuss what we expect to see in the future.

Sales in November were up 12%, which brings us up 2.25% over last year. We have great news for homeowners, as the average sales price went from $211,900 to $222,000. In other words, home values are moving in the right direction.

Homes going under contract were up 38% compared to this time last year. New construction has been a huge factor in our expanding market, which saw new listings jump 35% over November of last year. Despite the jump in listings, supply is sitting at four months, so things are moving really quickly. However, homes over $300,000 are lagging, as inventory for those properties sits around the seven month mark. The best news is that interest rates are still fantastic, hovering just above 4%.

The November numbers indicate our market is healthy and growing. If you think you might want to take advantage of these conditions, or have any questions about real estate in your area, don't hesitate to give us a call or shoot us an email. We would love to hear from you!

How we helped Greg sell his house by providing ideas for better curb appeal

"We had good results when we worked with Robbie Breaux and his team. They helped and gave us ideas and hints on how to make the house more appealing for curb appeal. It was a little touch up there, a little touch up here. Fix this, fix that, and I did most of it myself and it worked! The house was turned over pretty quickly!"
