The numbers for February are in! Today, we take a look at what they mean for the health of the Lafayette market and what it means for you! 

Sales are about dead-even from where they were last year - we had 222 in February of 2014 and 228 in 2015, for a total increase of 2.7%. The most surprising trend is the appreciation we've seen, as the dollar volume has increased by 9% over this time last year. This is likely because more homes have sold in the $300,000 and above price range. 

We're really not seeing any signs that the market is going to slow down. We've seen a 6.5% increase in pending sales and a 17% increase in resale homes. On the other hand, new construction listings are down 22%, so you'll probably see fewer options out there if that's what you're looking to do.

Rates are still incredibly low, hovering around 4%. This is great news, as we were expecting rates to jump to around 5% by this time. The November numbers are in, folks! Today, we're going to take a look at the market trends we saw in Lafayette last month and discuss what we expect to see in the future.

Sales in November were up 12%, which brings us up 2.25% over last year. We have great news for homeowners, as the average sales price went from $211,900 to $222,000. In other words, home values are moving in the right direction.

Homes going under contract were up 38% compared to this time last year. New construction has been a huge factor in our expanding market, which saw new listings jump 35% over November of last year. Despite the jump in listings, supply is sitting at four months, so things are moving really quickly. However, homes over $300,000 are lagging, as inventory for those properties sits around the seven month mark. The best news is that interest rates are still fantastic, hovering just above 4%.

Minimize Stress in the Home Buying Process by Becoming Pre-Approved!

One of the most common questions I receive from buyers is in regards to the importance of a pre-approval letter. The importance of this letter is two-fold:
  1. From a seller’s point of view, a seller is more likely to trust a buyer that is pre-approved. This is understandable – most sellers don’t know who you are or what your history is. When presenting an offer, it is almost mandatory that a seller would want reassurance in order to take your file seriously.
  2. From the buyer’s point a view, I like to prepare for the worst and hope for the best. Buyers need to keep in mind that despite their great credit score, there are programs that will ding your percentage rate if you have a 739. I know it’s an amazing score, but just be aware that this could happen. Also keep in mind that our preferred lenders can get you the best possible rate available for you.
I’ve had instances where two separate buyers had similar names; the one buyer had many derogatory remarks on their credit while the other buyer didn’t. This wouldn’t have been an issue if the buyer with the good credit had become pre-approved. The seller simply glanced over his name. Take the 5-10 minutes to sit down with one of preferred lenders to become pre-approved - they do a great job at putting you in the best position possible.

We are finding that one of the hazards of our busy market is that sellers are trying to take advantage of the “beefed up” market; they are typically pricing their home 15-20% higher than what everything else is selling for. For people who are trying this strategy, I wanted to caution you the longer a property sits on the market, it becomes stale. When a home becomes stale, buyers typically wonder if there is a problem with the property.

They wonder if there is something they don’t know about the home or if there is something that needs to be done with the house. These reasons are we go through the technical process of crunching the numbers for you and avoiding the market analysis that the average agents are performing.
