If you're a homeowner, you probably think listing your home during the holidays is a bad idea. Today, we're going to put that myth to rest.

The question many people ask is: "Should I wait until after the new year to put my home on the market?" We advise our clients to list during the holidays. We've found that buyers who are out during the holidays are more motivated than buyers in the spring. While more buyers come out once the spring weather arrives, most of them are casual lookers, or tire kickers. Buyers you'll encounter over the holidays are ready to make a decision and need to make one soon.

If you wait until the spring to sell, you'll have a lot more competition to deal with. If you want to put your home on the market now, you can also take advantage of the fact that your home is decorated for the holidays, which gives it a warm and inviting feel.

If you do decide to sell during this time, be sure to enhance your curb appeal. If you have a stained front door, you're going to want to sand and restain it. Another important thing you can do is change out the mulch and add greenery to your landscaping. These are low cost fixes that can make a huge difference when selling!

The November numbers are in, folks! Today, we're going to take a look at the market trends we saw in Lafayette last month and discuss what we expect to see in the future.

Sales in November were up 12%, which brings us up 2.25% over last year. We have great news for homeowners, as the average sales price went from $211,900 to $222,000. In other words, home values are moving in the right direction.

Homes going under contract were up 38% compared to this time last year. New construction has been a huge factor in our expanding market, which saw new listings jump 35% over November of last year. Despite the jump in listings, supply is sitting at four months, so things are moving really quickly. However, homes over $300,000 are lagging, as inventory for those properties sits around the seven month mark. The best news is that interest rates are still fantastic, hovering just above 4%.

Lafayette Real Estate Market Update for Fall 2014

August was a great month for the real estate market in Lafayette. We saw good numbers all across the board and the market is very busy, with properties moving quickly. We compared them to last year's figures, and here are the results we came up with:
  • We sold 320 homes in August, 3% more than we did in August of last year
  • Our dollar volume is up 5% from 2013 and the average price of a home has jumped from $185,000 to $192,000 this year.
  • Pending contracts saw a huge 22% surge compared to august of 2013
  • Our supply of homes is currently at around 4 months, classifying us in a seller's market
  • Interest rates remain low, at 4.25% for a 30-year fixed and 15-year rates are down around 3.5%

What are Your Options for a Down Payment?

One of the most popular questions we get asked is, "Do I have to put 20% down on a home in order to purchase it?" The simple answer is no. There are a lot of different loan programs out there that allow you to put less money on a down payment, and some where you don't have to put any money down at all. Here are the different types of loans. One may be perfect for you:

VA Loans
  • VA loans, which all veterans are eligible for, can be had for 0% down. There is a VA fee up front, but that's rolled into the loan. A lot of times we are able to work in the closing costs to where you come away with paying no money down.
Rural Development
  • A rural development loan is a loan that has 2 prerequisites for qualification. First, the property has to be outside the parish lines in a designated RD area. We have a list of all the homes in the area that qualify for this loan if you would like to check it out. The other requirement has to do with income. If you have a family of 4, the combined household income can not exceed $76,000, or $90,000 for a family of 5.
FHA Loans
  • FHA loans will allow you to pay 3.5% down. They also allow you to have a non-occupying home borrower who can cosign for you in a loan.
Conventional Loans
  • Conventional loans are very flexible. You can do a 20% down conventional loan, and that eliminates the need for PMI (Private Mortgage Insurance). Your PMI becomes cheaper the more money you put down.

What are the Repercussions of Zillow's Acquisition of Trulia?

 In case you haven't heard already, there has been monster news in the online real estate world recently. Internet home search behemoth Zillow has bought their biggest competitor, Trulia, for stock options estimated at $3.5 billion. The magnitude of this transaction has been huge. Their combined scope is up to about 80 million visitors a day. Now we want to enlighten you on how we use sites like Zillow and Trulia to enhance your real estate experience.

Think of Zillow as scattering the dots for the consumer to be able to get an idea of what things are worth. What our job is as real estate agents is to be experts at helping connect those dots and see where those homes would land in the current market. Lafayette Real Estate Market Update for July 2014

We have just passed the midway point of the year and thought it was a great time to give you the latest market update on what's going on in the Lafayette real estate market. June's numbers are pretty similar to what they were in May, particularly in closed residential sales. Here are a couple of quick stats:
  • Closed residential sales for the first 6 months of this year are down about 3% compared to last year
  • However, dollar value is dead even to where we were in June last year. When you compare it to 2012 numbers, it's up by 23%
  • Pending sales have jumped up 15% from last year. The market is really starting to heat up this summer. There are a lot of people out there looking to move homes before school starts.
  • We also have noticed and uptake in new listings. There are 26% more of them than at this point last year.
  • The average sales price in Lafayette is up $7,000 to $217,000. The median sales price is also up this year, to $189,000
  • Interest rates are still rocking in the low 4%'s. Our preferred lenders are aggressive with keeping that rate as low as possible.

Lafayette Real Estate Market Update for Summer 2014

Thanks for joining me again. This time I want to give you a little update on the Lafayette real estate market. It's summer time and we are seeing a huge spike in activity in the real estate market. Here are some important things to keep an eye on in the near future.
  • Overall, the market is looking really strong. Numbers are similar to where they were at this point last year.
  • Supply is tight for buyers, so if you see a home you are interested in it is important to act quickly. The good homes are moving fast.
  • We have about a 4 1/2 month inventory in Lafayette, which is a pretty balanced number.
  • The highest percentage of increased activity we have seen is with Lafayette homes in the $300,000 + price range. Homes in this range have increased by about 28% in the past year.
  • Mortgage rates are also doing very well. Depending on your credit score, you could qualify for a rate around 4%. Those rates are fluctuating daily, so if you have questions about what kind of rate you could qualify for, let us know.

Minimize Stress in the Home Buying Process by Becoming Pre-Approved!

One of the most common questions I receive from buyers is in regards to the importance of a pre-approval letter. The importance of this letter is two-fold:
  1. From a seller’s point of view, a seller is more likely to trust a buyer that is pre-approved. This is understandable – most sellers don’t know who you are or what your history is. When presenting an offer, it is almost mandatory that a seller would want reassurance in order to take your file seriously.
  2. From the buyer’s point a view, I like to prepare for the worst and hope for the best. Buyers need to keep in mind that despite their great credit score, there are programs that will ding your percentage rate if you have a 739. I know it’s an amazing score, but just be aware that this could happen. Also keep in mind that our preferred lenders can get you the best possible rate available for you.
I’ve had instances where two separate buyers had similar names; the one buyer had many derogatory remarks on their credit while the other buyer didn’t. This wouldn’t have been an issue if the buyer with the good credit had become pre-approved. The seller simply glanced over his name. Take the 5-10 minutes to sit down with one of preferred lenders to become pre-approved - they do a great job at putting you in the best position possible.

Lafayette Market Update: Sellers Need to Take Advantage of a Fast-Paced Market!

The first two months of 2014 are almost identical to what numbers were like this time last year – which was the best year that Lafayette has ever seen. The market is currently swinging in favor of the sellers in which properties are moving fast and for high values. We are also noticing an influx in properties and this is something sellers need to take advantage of.

With the influx of inventory, buyers will also have more homes to choose from versus last year when there only a limited amount. Our current inventory levels remain at around 4.5-5 months and interest rates continue to hover around 4-4.5%, which we hope will stabilize as the year continues. Our average sales price is holding steady at $207,000 in comparison to $209,000 at this time last year. This change could be attributed to fewer higher price point homes selling. Overall, the market is rocking and is proving to be great for both buying and selling.

 Why is Accurately Pricing Your Home Important

Today I wanted to speak with you about the importance of pricing your home properly. We are finding that one of the hazards of our busy market is that sellers are trying to take advantage of the “beefed up” market; they are typically pricing their home 15-20% higher than what everything else is selling for. For people who are trying this strategy, I wanted to caution you the longer a property sits on the market, it becomes stale. When a home becomes stale, buyers typically wonder if there is a problem with the property.

As your home sits on the market and becomes stale, buyers begin to repeatedly see your property come up online and wonder why everyone is passing on it. They wonder if there is something they don’t know about the home or if there is something that needs to be done with the house. These reasons are we go through the technical process of crunching the numbers for you and avoiding the market analysis that the average agents are performing.

We have our detail dialed into national, parish, subdivision and street levels because they all come into play when pricing your home. Since your home isn’t the center of the universe, we want you to be aware of everything that is happening around you. Now that the holidays are over, we’re beginning to see a rush of people listing their homes. It is a great time to list your home now that buyers coming off the fence from the holiday season. Lafayette is a seller's market - List your home to get top dollar and a short waiting time



Today I wanted to answer one of the most popular topics and that is the state of the current market. Before I get started, I wanted to let you know about a free service that is available to everyone. For the state of the market, we are currently in a seller’s market with a 3.9 month’s supply of inventory. The market sweet spot appears to be in the $150,000-299,000 range where 60% of home sales have been. That price range is experiencing a 3.5 month supply of homes with properties selling very quickly. If you’re a buyer and are looking at a home, there are multiple people looking at the same property so keep that in mind when you’re out looking. We are also advising sellers to be competitive with other properties on the market. This means you won’t be able to get away with an exorbitant increase in price as you have experienced a few years back.
